Varaaminen ja maksaminen

Varaus on vahvistettu, kun asiakas on maksanut 25% ennakkomaksun, tai on maksanut sekä ennakkomaksun että loppusuorituksen yhdellä kertaa. Loppusuoritus tapahtuu viimeistään kuusi (6) viikkoa ennen tilaisuuden/loman alkua.

Ellei ennakkomaksua tai loppusuoritusta ole maksettu eräpäivään mennessä, on meillä oikeus perua varaus. Mikäli varaus tehdään myöhemmin kuin kuusi (6) viikkoa ennen tilaisuuden alkua, ei ennakkomaksua peritä erikseen ja koko summa on maksettava heti.

Varauksen peruuttaminen

Varauksen peruuttamisesta pidätetään ennakkomaksu. Mikäli varauksen peruutus tapahtuu myöhemmin kuin 45 vrk ennen tilaisuuden/loman alkua, veloitetaan 50 % tilaisuuden/loman hinnasta. Mikäli varauksen peruutus tapahtuu myöhemmin kuin 21 vrk ennen tilaisuuden/ loman alkua, veloitetaan koko tilaisuuden/loman hinta. Jos kohde saadaan markkinoitua toiselle asiakkaalle, jolta saadaan perityksi vastaava summa, pidätetään peruutuskuluina ennakkomaksu. Sen estämättä, mitä edellä on määrätty, yksityisellä asiakkaalla on oikeus saada takaisin maksamansa summa lukuun ottamatta ennakkomaksua, jos asiakas itse tai hänen kanssaan yhteistaloudessa elävä henkilö sairastuu, joutuu onnettomuuteen tai kuolee. Peruutuksesta on ilmoitettava viipymättä ja asia on osoitettava luotettavalla tavalla, esim. lääkärintodistuksella. Mikäli peruutus tapahtuu loman aikana, ei asiakkaan suorittamaa maksua korvata.

Oikeus peruuttaa varaus

Mikäli kyseessä on ylivoimainen este (force majeure), voimme perua varauksen. Asiakkaalla on tällöin oikeus saada maksamansa summa takaisin kokonaisuudessaan.

Oleskelu huvilalla

Huvilan avaimet luovutetaan asiakkaalle hänen etukäteen omistajalle joko puhelimitse tai kirjallisesti ilmoittamanaan arvioituna saapumisajankohtana. Omistajalla on oikeus periä 20 € suuruinen pantti/per avain. Ellei toisin ole sovittu, huvila on asiakkaan käytettävissä tulopäivästä klo 17.00 lähtöpäivään klo 12.00. Vuokra sisältää kalusteet, keitto- ja ruokailuastiat, ja – välineet sekä polttopuut lämmitykseen, ruoanlaittoon ja takkaan. Patjat, peitot ja tyynyt sisältyvät myös vuokrahintaan. Liinavaatteet /pyyhkeet ovat pakolliset, 14€/henkilö. Saunapyyhkeet asiakas voi vuokrata niitä etu käteen, 5€/kpl. Huvilan siivouksesta loman aikana huolehtii asiakas itse. Pakollinen loppusiivous on 140€. Mahdollisilta eritteistä laskutetaan erillinen 140€/kpl siivousmaksu. Huvilaa saa käyttää enimmillään se henkilömäärä, joka on ilmoitettu esitetekstissä vuodepaikkamääränä. Teltan tai asuntovaunun käyttö kohteen tontilla ilman omistajan lupaa on kielletty.

Vahinkojen korvaukset

Asiakkaan tulee noudattaa yleisiä käytösnormeja ja ohjeistuksia koskien tilojen, saunojen, porealtaiden sekä muiden laitteiden käyttöä. Asiakas vastaa kaikista omalla toiminnallaan aiheuttamista vahingoista. Yksityinen asiakas maksaa varausmaksun yhteydessä 500€ talletuksen mahdollisten omalla toiminnallaan aiheuttamien vahinkojen kattamiseksi. Talletus palautetaan lopputarkastuksen yhteydessä, mikäli mitään vahinkoa ei ole tapahtunut.

Valitukset

Kaikki kohteeseen liittyvät huomautukset ja valitukset on osoitettava viipymättä niiden aiheen ilmaannuttua tilaisuuden/loman aikana suoraan kohteen omistajalle / talonmiehelle.

Contract / Standard conditions for holiday accommodations and related services/activities at Kieloranta villas

The following terms and conditions (“Terms and Conditions”) shall apply to bookings, reservations and cancellations of bookings connected with Kieloranta villas (“Kieloranta”). These conditions shall become binding on both parties once the client has made a written confirmation or paid the deposit referred to in these conditions, or has paid both the deposit and the final payment at one and the same time.

These Terms and Conditions shall also apply to additional services/activities ordered by the client.

Booking and payment

A booking is considered to be binding on the client once the client or the client’s agent has confirmed the booking. The booking binds Kieloranta only after the client has paid deposit/prepayment, or has paid both the prepayment and the final payment at one and the same time. The remaining amount must be paid at least 90 days before the holiday is due to commence. If the final payment has not been remitted on or before the due date, then the booking shall be deemed cancelled. If a booking is made within less than 90 days before the commencement of the rental period, the deposit will not be invoiced separately and the entire sum must be paid immediately.

Payments for the bookings/orders related to additional services/activities ordered by the client shall be made primarily in advance and in any case at the latest on site by credit card.

Cancellation of booking

In the case of a cancellation, the client will forfeit the deposit/payment. If the cancellation is made less than 90 days before the commencement of the stay, the client will be required to pay the entire sum for the accommodation and additional services/activities ordered by the client. Entitlement of owner to cancel a booking In the case of force majeure, we may cancel a booking. In this case, the client is entitled to a full refund of the sum paid.

Villa accommodation

The premises will be at the client’s disposal as agreed between the Parties usually by separate e-mail, but normally from 17.00 (5 pm) on the day of arrival, to 12.00 (12 noon) on the day of departure. The rent for villas covers the furnishings, cooking and eating utensils in it, as well as fuel for heating, cooking and lighting purposes and ordinary cleaning. The maximum number of people using the villas must not exceed the number of sleeping places indicated in the description.

Kieloranta’s liability and client’s acceptance of the premises as is

The client acknowledges that upon booking Kieloranta the client has by looking into the premises beforehand either online and/or especially on site, accepted the premises as is. Therefore, the client acknowledges that Kieloranta cannot be held financially responsible for any client complaint or dissatisfaction related to Kieloranta premises. However, if the client has any issues or complaints during the stay at Kieloranta and provided that a reclamation is made during the stay, Kieloranta staff will do its best to sort out any such issues.

Client’s liability and compensation for possible damages caused

The client shall be fully liable for any damage caused to the villas or its contents or to the related service activity equipments by him/her/guests during the occupancy. Smoking inside the villas in not allowed. Pets are not allowed inside the villas. Kieloranta bills a 500€ deposit for possible damages/extra cleaning at the same time with the prepayment / final payment. This 1000€ deposit shall be refunded in case no damages have occurred and no extra cleaning is needed.

Governing Law and Dispute resolution

This contract and these Terms and Conditions shall be governed by the laws of Finland.

The Parties shall use their best efforts to settle amicably all disputes related to these Terms and Conditions or arising out of the contract. In case the matter cannot be settled amicably, any dispute, controversy or claim arising out of or relating to these Terms and Conditions or the contract in question, or the breach, termination or validity shall be submitted to the District Court of Helsinki (court of first instance).
